Penn Valley is a tiny community with a population of just over 1,300 people, and is just the sort of close-knit community that many urban dwellers are seeking these days. If you are itching to escape the fast paced city life in exchange for quieter living, Penn Valley is the place.

Western Gateway Park is a public park that welcomes all residents of Penn Valley to mingle and get to know one another. Several local events such as the Annual Italian Festival are hosted at WGP throughout the year.

The expansive park includes an old-fashioned amphitheater and pavilion for concerts and stage plays. The armadas are a favorite for families enjoying a nice picnic or holding reunions and other special gatherings.

Its a great spot for weddings or local charity, school, or organization events. The amount of investment it takes to maintain a quality park like this shows just how important family and community are to the City of Penn Valley.

Living in Penn Valley

There are some limitations to living in Penn Valley. There are no local sports teams or shopping malls. However, what the city lacks in typical entertainment it more than makes up for in good old family fun and recreation.

People in Penn Valley take full advantage of all that the community park has to offer. On the 87 acres alone there are:

When residents aren’t playing on the courts, they grab their bathing suits and swim in the creek at Western Gate. Throughout the week the park is a great place to let your four-legged friend stretch his legs at the recently revamped off-leash dog park. There are plenty of walking trails and bike paths, as well.

The cost of living is 40% higher in Penn Valley than in the rest of the country but the average commute to work is only 18 minutes; 7 minutes less than the national average. The average Penn Valley resident is about 54 years old – nearly 20 years older than the average California resident and the median household income is more than $15K per year less than the state average at $43K per year.

Real Estate in Penn Valley

Although the cost of living is high, real estate in Penn Valley is quite affordable. The median home price is just above $300K. On the higher end, a six bedroom, seven-bath home with over 8,500 square feet costs $3.45 million.

For a four bedroom, two bath home look to pay a little over $570K. For a two bedroom, two bath home you could pay as little as $199K. The closer your home is to a waterfront, the more expensive it is.

You could even find three bedroom, three bath homes for around $300K. Some homes offer vast acreage where you could build and expand while others are situated on fewer acres but offer much bigger home interiors.
